Retrospective Value Appraisals

While the process is similar to a current market appraisal, retrospective appraisals rely on historical market data relevant to the chosen date. This type of analysis can be complex and should only be conducted by a designated member of the Appraisal Institute of Canada.
Relocation Appraisals
A relocation appraisal differs from a standard appraisal by aiming to determine the "anticipated sales price" rather than just "market value." It involves a more extensive analysis, including recent and conditional sales, current listings, and market trends to assess competitiveness. This type of appraisal requires deeper research and strong local market expertise.
Capital Gains Appraisals
The sale of a principal residence is typically exempt from capital gains tax, while the sale of an income-generating property is not. To determine the capital gain and related taxes upon sale, the Canada Revenue Agency (CRA) requires proof of the property's value at the time it was first used to generate income. The most reliable and widely accepted form of evidence is a formal appraisal conducted by a designated member of the Appraisal Institute of Canada.

Denise Kussauer began her appraisal career in 1990 as a Candidate Member of the Appraisal Institute of Canada while working with Cunningham & Rivard Appraisals in Courtenay. She earned her professional designation in 1996 and went on to co-found Associated Appraisers in 1999. A Comox Valley resident since 1986 and an AIC member since 1990, Denise is deeply rooted in the community. She takes great pride in living and working in the region and has witnessed the Comox Valley grow and evolve significantly throughout her career.
